Property Description

When you have a river frontage of 7 km and it's the SAND RIVIER in Waterpoort, water is guaranteed at 6 -7 meter below its 'beach sand' surface. This river that will flow when the rains are abundant is the lifeline of the hardy farmers in this region. Water from its sands, in the dry season, is used to irrigate all manner of crops on the river banks. Bosjesveld (667 hec) is no exception, with a possible 180 hec that can be irrigated, but currently having 60 hec under pivots and 20 hec under drip irrigation. Their main income source is from Potatoes and especially Factory potatoes grown under contract for a well known potato chip brand. At an average yield of 40-45 ton per hec this crop has true income potential. 8 pivots of 7,5 hec are used and crop rotation is practiced in order to 'rest' the soils after intensive use. Water for the irrigation is sourced from 11 boreholes delivering over 270 000lt per hour. Borehole depths are from 24 to 170 meter and all are equipped. The Sand Rivier has 3 'pits' that are sunk to bedrock, reinforced with brick and concrete with steel trap doors, these have withstood the great floods of 2000. Earthen berms across the river accumulate the run-off in the wet season and provide additional irrigation and livestock water reserves. Irrigation water is pumped to 4 cement and one zinc dam, strategically located for the pivots. The dams all have equipment installed for treatment of the irrigation water if this is deemed necessary. The 2,4 m fenced game camps on the farm, that are used, contain Buffalo, Kudu, Impala, and Nyala. This wildlife does not form part of the sale. The main homestead is located in one of these camps allowing close up game viewing and interaction, truly a unique wildlife experience. This property also has 16 crocodile rearing dams fenced and under zinc roofs with a population of 1600 juvenile crocodiles. This business is part of a joint operation, shareholding with prominent crocodile farmers who are licensed for slaughtering and export of skins and meat. A large freezer room is used to store the 'feed' for the crocodiles. Bosjesveld has a large open store and two brick storerooms used as a workshop. The open store is used for the potato sorting equipment, which is not part of the sale, but can be negotiated for. It has sufficient space for storage of fertilizers, and harvested crops. Under cultivation are pivots planted to maize that will be cut for silage, this yield is between 70 and 90 ton per hec and the crop is earmarked for vacuum packing and distribution in bags. Bosjesveld being under contract to supply a local agribusiness with the silage raw material. Crops planted in the past were sweet potatoes with a yield of 70 ton per hec, sugar beans yielding 2 ton per hec. The previous owners planted melons and tomatoes. The property was also a cattle farm in the past. Current grazing is being leased for raising sheep. There are 3 houses on this property. The main homestead is a 4 bedroom, 3 bathroom with lounge, dwelling. The dining room, braai area and kitchen are creatively linked to form an entertainment area. The additional rooms are a laundry, scullery and office. Brick under zinc with a shady garden and lawns, surrounded by the game camp and animals, this is a sturdy, attractive, typical farm home. In close proximity to the main house is the flat consisting of a bedroom, bathroom, lounge/dining room and kitchen. Outbuildings are generous with a double store room, net shaded parking for 6 vehicles and includes a vehicle service ramp. Three lock up garages are included. Chicken runs and vegetable garden provides the owners with basic necessities. The second house located within the shed perimeter, but security fenced, has the following; 4 bedroom, 2 bathroom with lounge, dining room open veranda (on three sides of the house ), kitchen, scullery, and braai . It has two garages and is set in a well shaded yard with lawns. Workers accommodation is a well constructed building with 10 rooms and is electrified. The farm also has a landing strip that was used until recently but is still serviceable given a little attention. Entrances to the farm are remote controlled gates with electric motors. The farm is set away from the main tar road on a good gravel servitude road. Bosjesveld is a well run operation, it has exploited the areas potential by diversification of its income generating arms. These vary from contract crops to leased grazing. It includes cash crops and has potential for cattle or game farming. This is all possible because; a river runs through it, the Sand Rivier and its potential is exploited through co-operative joint ventures, by forward thinking, farmers.
