Property Description

Here is a beautiful, farm of 23,9ha that is very well developed with houses, stores, animal breeding facilities, workshops and offices. This property is near Rayton and Cullinan towns. It is also within easy access to the North Eastern and Eastern suburbs of Pretoria and within approximately 80km from OR Thambo International Airport. It is well situated on a main provincial gravel road that links Rayton with the R513. Even though this is a gravel road there are plans afoot for the road to be tarred in the near future which will surely add value to these properties. This portion is well fenced with 1,8m Bonnox fencing. It is sub-divided into several camps and is well developed for ostrich and goat farming. The property offers a main house that is located with a yard of more or less two hectares, fenced with a 2.2m high-closed Bonnox fence. The present owners have, over the years, allowed the development of indigenous trees hence an overall bushveld atmosphere has been created. There are also a number of fruit trees scattered around the fence that include apricots, plums and peaches. There is also a small citrus orchard of lemons, oranges and grapefruits. Residential buildings are not visible from the road, thereby providing excellent privacy. Access to the property is through an automatic gate with an intercom system. An internal small road of approximately 400 meters leads to a second security gate, also with intercom, another 400 meters from the residential area. In between the two security gates, the road is flanked on both sides by the evergreen Yuka plant (some monumental), up to the second entrance, where palm trees dominate an avenue of - 200m. The palm trees are interceded with fig trees and ornamental bushes. Coming up towards the house there is an orchard of mainly peach trees (about 100), as well as some orange and apricot trees. The house is approximately 250m² in extent. Part of the front is embellished with some thatching, covering and roofing the kitchen area. The house is a two bedroom, single story building with a well-maintained flat roof. Tiles of slate cover the flooring, with the exception of the lounge and bedrooms, which are terracotta tiled. The large kitchen with its breakfast nook, pantry and laundry has granite tops throughout and boasts rose wood cupboards, a ceramic hob and a double eye-level oven. Both bedrooms are en-suite. The master bedroom is very spacious and offers a walk in shower, and a dressing area. Both the spacious lounge and dining room provides for family entertainment which is complemented by a large enclosed veranda that leads from the lounge and offers a built-in bar. It doubles as a sun-room in winter. All outside doors and windows are well secured. There is an alarm system that covers every room, window and outside doors. The kitchen/dining area, lounge and the master bedroom are fitted with air conditioning. The house has telephone facilities (Internet) and satellite TV receiver A few meters away from the main house is a 80m² solid stone rondavel, It consist of two bedrooms, one at each side and a spacious bathroom. The entrance leads to a front veranda and into a central room from where all rooms can be accessed. This building is most pleasant, having a relaxed atmosphere, while the combination of the thatched roof and stone walls provide warmth during the winter, while keeping the ambience cool during summer. The door and all windows of the rondavel are also well secured. Also on the property is a stone walled "boma" with ample sitting space for several people to enjoy an evening braai or just relax by a log fire. A spacious lapa equipped with electricity provides excellent recreation. The foundations are laid that it can be enclosed (walled) as a separate building, to provide additional residential facilities if desired. Nearby the "lapa" is a thatched, wooden pergola of hexagon shape, with built in braai facilities. Separate, but nearby is a building used as an office as well as a large brick building of 120m², which is currently used as a garage and storage purposes. It was built as a possible double storey building, with a corresponding high roof. Again, this is a building that can be converted into a residential building, if desired. Within the yard is a small, purpose built structure with 15 chicken nests and sufficient outside space, all enclosed with a high fence, which make it possible for the production of free range, organic chicken eggs. Further up, there are eleven kennels, all well built for the purpose of breeding dogs. There is good outside space for exercising dogs, all of which are enclosed with a high, strong fence. An L-shape building, currently houses a herd of goats. The main room is 160m². The attached smaller room (which forms the "L") is 30m². Just opposite is another building, previously used for rearing ostrich chicks, with a roofing area of 112m², containing six rooms of 7.5m² each. Each room has its own separate "outside" runner of five meters each. This building is enclosed by strong 1.8m high fence. There are also two 12m long containers placed opposite each other with a roof covering the space between them, therefore creating a large open store room that is ideal for storing animal feed, baled grass, etc. There is also a 6m container which at the moment is used to store tools, etc. The property has a strong borehole which delivers approximately 7,000 liters per hour that pumps into ten & five thousand liter storage tanks, with water for home consumption being filtered. Electricity (three phase) is supplied directly by ESKOM. The property houses some blesbuck, a few ostriches, and abundant bird life whilst small game roam wild on the property. The climate is overall mild, with an average maximum of 32°C during the summer, and a low of 5°C during winter. Because of its location, the farm experiences no more than a few days of mild frost some years. Please note that the property can be bought separate from the portion of 17,4ha, however the purchaser will then be required to install a length of cable to a borehole that is on the farm. The cable is available and the purchaser will need to supply and plant some 6 or 7 elevation poles and string the cable to the borehole. Separately the property is priced at R3,3 million.
